A competitive set, or comp set, is a group of comparable hotels that a property uses to benchmark its performance, pricing, positioning, and market share. These hotels usually compete for similar guests because they share characteristics such as location, service level, facilities, brand positioning, price range, and target segments.

Hotel Example: A revenue manager compares the hotel’s occupancy, ADR and RevPAR against its comp set to see whether the property is gaining or losing share in the market. A poorly chosen comp set can lead to misleading conclusions about performance.
